Our Construction Process

Building your Custom Architectural Dream Home with Aether Homes is a rewarding journey. We follow a meticulous and transparent process, ensuring every home meets the highest standards of quality, efficiency, and client satisfaction. Our experts are ready to assist with careful planning and important decisions, transforming your imagination into reality.

Phase 1: Pre-Construction

This critical phase sets the foundation for your home-building journey, ensuring every detail is planned and approved before construction begins.

1. Design with Confidence

At Aether Homes, we believe every beautiful home begins with a thoughtful design. Our friendly architects take the time to understand your ideas, helping turn your vision into detailed plans that suit your budget and lifestyle.

We’ll gently guide you through each step, sharing insights, exploring options, and helping you make choices that feel right for you. It’s a creative and collaborative journey—one that lays the foundation for your future home.

2. Tender Stage & Budgeting

Our team guides you in defining key factors like house type (single/double-storey), size, internal layout, finishes, and budget. Once your design, layout, inclusions, and wishlist are finalized, we prepare a detailed Tender document.

Client Involvement: You review the Tender document for your consideration and approval.

Payment: Upon your approval of the tender, a deposit invoice of 2.5% of the total construction cost is issued to advance with your customized luxury home architectural plans.

3. Survey & Initial Plans

The first essential step is commissioning a Survey Report, which maps out the site’s contours, existing trees, services, and pathways. Once received, our awarding-winning architect drafts the initial plans and drawings for your new home.

Client Involvement: We prepare your HIA Building Contract during this phase, ensuring everything aligns with your expectations.

4. Council Approvals

We manage securing council approval through either a Development Application/Assessment (DA) or a Complying Development Certificate (CDC).

Documentation required includes: Completed application, Owner’s consent, BASIX® Certificate, Site plans, Floor plans, Elevations and sections, and any additional supporting documents.

5. HIA Contract & Insurance

You will be invited to review, discuss, and sign your HIA Contract to officially move towards the construction phase. We also ensure the issuance of Homeowners Warranty Insurance.

Client Involvement: Your review and signature on the HIA Contract are crucial for proceeding.

6. Construction Certificate

The final step in the pre-construction phase is obtaining the Construction Certificate, which confirms that your plans comply with all relevant building codes and standards, allowing us to commence work.

Phase 2: Construction

The construction phase follows the five key stages recommended by the Housing Industry Association, ensuring a structured and high-quality build.

1. Base (Slab) Stage

The site is cleared, levelled, and excavated. Boundaries are pegged, and the concrete slab is poured. Embedded plumbing and electrical systems are installed, along with any required retaining walls.

2. Frame Stage

This stage involves erecting the structural framework, including walls, roof trusses, and window frames. Insulation, gutters, and conduits for electrical and plumbing systems are also installed.

3. Lock-up Stage

External walls, windows, and doors are installed, effectively securing the building and sealing it off from external elements.

Payment: Before making the Lock-up payment, ensure that all agreed Lock-up terms outlined in the contract are met, as it accounts for a significant portion of the total project cost.

4. Lining & Commencement Stage

The internal fit-out takes place, including plasterboard and lining completion, installation of downpipes and gutters, and commencement of cornices, architraves, and skirting boards. Waterproofing and tiling also begin.

5. Completion Stage

The finishing touches are applied: final painting, flooring installations, kitchen and bathroom installations, and the last round of electrical and plumbing work. Appliances are also fitted. Your home will then be ready for inspection.

Phase 3: Post-Construction

Our commitment continues after construction, ensuring your complete satisfaction with your new home.

1. Project Completion Inspection (PCI)

Once construction concludes, we arrange a Project Completion Inspection. During this walk-through, you and your builder will inspect the completed home and note any issues.

Client Involvement: You actively participate in the inspection. If defects are found, they must be rectified before a second inspection. Upon your satisfaction, both parties will sign off on the official PCI document.

2. Settlement & Handover

The final milestone is Settlement. This is the culmination of your dream home journey.

Payment: Once the final payment is made, you will receive the keys to your new home.
